Job Description

Stonebridge Builders, a locally owned and operated general contractor specializing in apartment community renovations, is actively searching for an Estimator to join our team. The Estimator increases the reliability of Stonebridge Builders through providing customers with accurate estimates of project timelines and costs. The Estimator is responsible for project planning and budgeting, as well as subcontractor coordination and other responsibilities.


Functional Responsibilities

  • Project Planning and Budgeting:

    • Prepare, maintain, and perform detailed review of plans, specs, and allowances on paper and electronically, including measuring and documenting scopes of work.

    • Prepare a written estimate based on narrative or verbal scope of work utilizing Sage 100.

    • Quickly turnaround bids with substantial accuracy.

    • Build bids without the use of subcontractors written proposals, utilizing historical bids, unit pricing, and/or from verbal estimates by subcontractors.

    • Walk job sites prior and during project to gather data for estimates and constructibility reviews.

    • Forecast workload at least 30 days in advance.

    • Acquire a thorough understanding of the scope for specific trades, communicating with architects, engineers, and government officials for clarifications or questions.

    • Estimate and manage costs through performing preliminary cost per SF estimates and comparisons; conducting research for historical data and maintaining an archive of unit prices and costs per SF; assisting with pricing for on-going change orders and budget adjustments; performing digital and manual material takeoffs; minimizing exclusions and allowances; and maintaining custom estimating tools and backup sheets.

    • Develop value-engineering ideas as necessary and document.

  • Subcontractor Coordination:

    • Coordinate subcontractor bids, including preparing bid invitations, reviewing incoming bids, scheduling site visits with subcontractors to review the scope of projects, acquiring best pricing from subcontractors and suppliers, developing bid presentations, and maintaining bid archive binders.

    • Develop and maintain positive communication with subcontractors and suppliers, including researching and qualifying new subcontractors and suppliers and maintaining lists of preferred subcontractors and suppliers to present to clients.

  • Other:

    • Assist in project turnover, setting up office and field binders.

    • Review drawings with Project Managers to highlight areas of concern and full scope.

    • Assist in research of product and selections information for field staff.

    • Promote the image of Stonebridge Builders through maintaining the highest level of ethics and standards.

    • Other duties as assigned.

Preferred Experience

  • 3+ years experience in multi-family renovation, clubhouse remodeling, capital improvement estimating.

  • Experience utilizing computer programs including Word, Excel, MS Project, and Sage 100.

  • Bachelor’s Degree in construction or construction-related field; engineering or construction management degree preferred.

  • Ability to design basic construction ideas/design by sketch or computer program - i.e. basements, patio covers, sheds, garages, additions, remodels, BBQ islands/features, etc.


Required Education/Certifications

  • High school diploma or equivalent.

  • Bachelor’s Degree in construction or construction-related field; engineering or construction management degree preferred.
