For the past 4 years, Stonebridge Builders has worked diligently to carefully preserve any usable appliances that are no longer needed by clients.  We have salvaged these appliances, and coordinated their donation to Habitat to Humanity, to be recycled and used by others.

We recently received the following letter from Habitat for Humanity, and these words are very meaningful to our team as we strive to give back to others in the community:

Stonebridge Builders Contributes to Comitis Crisis Center

Stonebridge Builders is proud to announce its recent contract award to remodel the Comitis Crisis Center's Commercial Kitchen. The Comitis Crisis Center is located in Aurora, Colorado, and seeks to serve socially-alienated infants, children, teenagers, young adults and adults; to be a viable alternative helping agency, helping people explore and understand themselves in their relationships to others and their environment; to assist them in solving their problems at crisis points and throughout everyday life; to provide preventative counseling in an attempt to alleviate the possibility of a crisis situation.

This project carries certain complexities because it is essential that the Comitis Center remains operable and able to provide meals for its recipients.  Roberta Hayes-Holmes, the Director of Development/Contracts and Grants Management has been instrumental in coordinating auxiliary kitchen facilities during the project.  Additionally, Stonebridge Builders has developed a creative project plan that will minimize resident disruption and has also contributed funds to assist with food and beverage supplies during the kitchen down-time. 

Ms. Hayes-Holmes states “We are really excited to work with Stonebridge Builders, and are appreciative of Stonebridge’s efforts to be extremely accommodating, considering the circumstances of doing a renovation project in the middle of a homeless shelter.  We are thankful for Stonebridge’s donation to assist us with providing meals while the kitchen is down.  I especially enjoy my interactions with Pat Quinlan, who has been anything but a typical contractor.  My conversations with Pat are always productive and lively.”

Stonebridge Successfully Renews Commercial ICC License

To ensure that Stonebridge Builders continues to provide exceptional client service with the knowledge of recent building code updates, Chris Tolar recently updated his Commercial International Code Council (ICC) designation.  The ICC building codes change on a continual basis, and it is critical that all construction/remodeling firms understand the latest updates to ensure projects are remodeled in a safe and consistent manner.
 

2011 AAMD Chili Cook-Off

This year's Apartment Association of Metro Denver (AAMD) Chili Cookoff was a good time had by all.  We were able to connect with many of our wonderful clients and vendor partners, and also spend time with our families.

Stonebridge Earns State of Colorado Cost Containment Certification

Stonebridge Builders is pleased to announce its recent State of Colorado Department of Labor Cost Containment Program Certification.  In 1989, the Colorado state legislature enacted the Cost Containment Program with the objective to decrease the number of employment-related injuries.  Companies that implement and maintain a standardized loss prevention/loss control program are eligible for certification. 

"We have worked diligently over the past few years to implement a comprehensive loss prevention program to help keep our employees and subcontractors safe while on the job site.  Construction sites can be a dangerous place if they are not properly managed, and we want to keep all of our crews out of harm's way," stated Chris Gustavson, Vice President of Stonebridge Builders.  "We are extremely proud to have achieved our Cost Containment Certification, and are especially thankful to our Safety Director, Justin Newburn, for implementing and managing our safety processes.  We couldn't have done it without Justin."

What a Difference a Great Design Can Make!

Stonebridge Builders is proud to announce its recent completion of a Broomfield Apartment Clubhouse Renovation.  Taking direction from the talented Spire Design team's designs, Stonebridge completed this clubhouse remodel in just a few weeks resulting in limited downtime for the apartment community's tenants.  Spire Design, located in Greenwood Village, Colorado, was founded by the Principals Kim Reinke and Christina Fritschel.

Thank you to "Super Dave" Hanson, Stonebridge's Project Manager Extraordinaire for managing this project in a timely and professional manner.   Thank you also to the Spire Design team for their wonderful collaboration.

Stonebridge Completes the Rehab of a Major Apartment Community

Stonebridge Builders is proud to announce the completion of renovating almost 400 apartment units at the prominent Littleton Apartment Community, The Bluffs at Highlands Ranch.  Stonebridge was hired by BRE Properties, Inc., the apartment management company, to rehabilitate the apartment units.

"This has been a great project and partnership for us," remarked Chris Tolar, President of Stonebridge Builders.  "From the inception of the project, we were able to communicate very effectively with BRE Properties which allowed us to work hand-in-hand to renovate each apartment unit in less than 10 days."  Chuck Terry, an up-and-coming Project Manager with Stonebridge Builders, managed the majority of the apartment renovations, and provided exceptional client service.  Mr. Terry was also instrumental with client and vendor communications.  Stonebridge also thanks Justin Newburn, Director of Operations, for establishing & helping to manage consistent processes to manage apartment community rehabs.

"We are also ecstatic to report that all units were completed on time, which resulted in more rental days for BRE Properties.  I am very proud of our team, especially Chuck Terry, for managing such a large project that could not have been run more smoothly." commented Mr. Tolar.

2011 AAMD Trade Show

The recent 2011 Apartment Association of Metro Denver's Trade Show was a success!  Thank you to all of our clients and vendors who stopped by our booth.  Thank you also to our own Justin Newburn, who attended dressed as Vanilla Ice.  Justin really worked hard for the team to transform into Vanilla Ice through shaving his 2-year old beard, and paying $20 to get his hair cut and colored, and colored again.  We all appreciate Justin's efforts, especially his rehearsed dance moves.

We met a lot of wonderful companies at the show, and also had a chance to connect with industry peers.

Anniversary of the EPA's Lead-Based Paint Ruling - How Have We Changed?

The Anniversary of the EPA’s Lead-Based Paint Ruling – a Reflection of the Impact to our Remodeling Business

Last Friday, April 22, 2011, marked the one-year anniversary of the EPA's Lead Based Paint ruling.  The year has passed quickly, and many residential and commercial remodelers have adjusted their business practices to ensure they are in compliance with the ruling.  In this article, we will provide information on the ruling and how it has impacted our remodeling business practices and the bottom line.

Info on the Ruling: EPA Lead-Based Paint (http://www.epa.gov/lead/pubs/renovation.htm):

Common renovation activities like sanding, cutting, and demolition can create hazardous lead dust and chips by disturbing lead-based paint, which can be harmful to adults and children.

To protect against this risk, on April 22, 2008, EPA issued a rule requiring the use of lead-safe practices and other actions aimed at preventing lead poisoning. Under the rule, beginning April 22, 2010, contractors performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination.

EPA requires that firms performing renovation, repair, and painting projects that disturb lead-based paint in pre-1978 homes, child care facilities and schools be certified by EPA and that they use certified renovators who are trained by EPA-approved training providers to follow lead-safe work practices. Individuals can become certified renovators by taking an eight-hour training course from an EPA-approved training provider.

How Have We Changed?

When the ruling was announced our initial reaction was "how will this affect our business, and what processes do we need to implement to ensure we are operating in full compliance with the ruling?"  Perhaps a more critical question was, “can we afford to continue to work on structures built before 1978, or should we focus only on structures built after 1978?”  The Stonebridge Builders team elected to follow these steps to ensure we could protect our clients and our team, and remain in full compliance with the ruling:

1.  During the bid process, determine the year that the project location was built: This may sound easy, especially when it comes to a residential remodel, because most homeowners know the year that their home was built.  However, this information isn’t always readily available from clients who manage commercial buildings.  Some of our business comes from remodeling apartment buildings, and the exact year of building is not always known by apartment leasing agents or community managers.  With a little bit of research we found that we can easily locate any structure's birth date from the county records.  The impact to our bottom line?  More time spent in the bid process to research and confirm a project’s building date.

2.  Update our contracts with lead-based paint clauses:  There is one truth that can always be predicted:  any time there are significant rulings affecting in the building industry, law firms see an uptick in their business.  Our first reaction to this ruling was to call a few construction attorneys and determine what we needed to do to mitigate our contractual risk with this ruling. We received a few interesting responses.  One attorney suggested including an addendum to our project agreements that included the building date of the project location, as well as direction on the ruling and how it would impact the project.  Another attorney advised that we should always subcontract any lead-based paint mitigation work to a third party that specialized in the lead-based paint containment.  Better yet, our risk was even further reduced if the client was willing to hire the lead-based paint containment company directly, instead of our company subcontracting to the firm.  Because we were, and still are not, a company that focuses solely on lead-based paint containment, we decided to subcontract any mitigation work to a separate company that specialized in the containment.  The impact to our bottom line?  We had to spend money to consult with attorneys, and time to identify reputable lead-based paint containment companies that we could trust as subcontractors to perform the work.

3.  Educate ourselves on the ruling and the lead-based paint containment process:  As a general contractor, we know that we can’t be experts in all of the building trades.  We aren’t master electricians or plumbers, and we know that we have to hire the right folks to perform these specialized tasks.  However, as a general contractor, we have to be confident with how these tasks are performed by our subcontractors.  Therefore, we need to know enough to be dangerous about any given trade.  We elected to become trained by the EPA as a Certified Lead Renovator/Contractor.  This certification enabled us to know exactly what steps were required for lead-based paint mitigation, and better manage the companies that we subcontract to do this work.   The impact to our bottom line?  Time and money spent on training and certification.

How Have Our Clients Changed?

Fortunately or unfortunately, human behavior is quite predictable, and when any change is introduced there can be upheaval and panic.  But after a short time, the dust settles and we all establish a new normal.  When the ruling was first introduced, there was a lot of discussion and education provided by trade associations and publications.  Most commercial clients associated with larger companies were aware of the ruling and had questions about the impact to their projects.  However, most residential clients were not aware of the ruling, and had to be educated on the incremental costs associated with containing the lead-based paint in their home renovations.  These residential clients have therefore experienced more of a gap between their anticipated budget and actual bid price, resulting in smaller project scopes or delayed projects.

Stonebridge Builders has been actively volunteering to help a local dog rescue organization, Big Dogs with Huge Paws (BDHP).  BDHP is a non-profit organization comprised of volunteers dedicated to rescuing, rehoming and rehabilitating unwanted giant breed dogs that have been mistreated, neglected, abused or abandoned.

10 Tips for Green & Sustainable Building

The U.S. Department of Energy provides these 10 important tips for green and sustainable building:

1. Replace ordinary light bulbs with CFL bulbs. If every household replaced just one light bulb with a CFL bulb, America could save enough energy to light nearly three million homes.

2. Close curtains and shades at night to keep warmth in and keep them open during the day.

3. Try new lighting control technologies like motion-sensitive or timed off switch lighting. Using these new options can reduce lighting use by 50% - 75% and save the lighting portion of energy bills that account for 11% of overall household energy consumption.

4. Heating and cooling uses more energy and drains more energy dollars than any other system in the home. Approximately 43% of utility bills cover heating and cooling.

5. Install a programmable thermostat to keep your home comfortably warm in the winter and comfortably cool in the summer.

6. Replacing windows can save between 7% and 24% of the household heating and air conditioning costs.

7. Plug home electronics, such as TVs and DVD players, into power strips, and turn the power strips off when the equipment is not in use as TVs and DVDs in standby mode still consume several watts of power.

8. Choosing energy-efficient products can save families approximately $400 a year while reducing greenhouse gas emissions. Chose ENERGY STAR® certified products when you buy or replace household appliances.

9. In the workplace, buy and use ENERGY STAR labeled office equipment, and other products. Be sure that the “stand-by mode” function is activated as this automatic “sleep mode” saves energy and money when the equipment is not in use.

10. Regularly change the HVAC filters in the heating and cooling system of your home or office as dirty filters can cost up to $5 a month extra, overwork the equipment and result in dirtier indoor air. Consider purchasing “electrostatic” filters, which are washable, long lasting, and provide cleaner air. Clean or change filters more often if smokers or pollution sources are present.

2010 AAMD Chili Cook-Off

Stonebridge Builders participated in the Apartment Association of Metro Denver's Chili Cookoff this past Saturday and had a great showing.  It was wonderful to visit with fellow subcontractors, clients, and all of their families.  

Our very own Patrick Quinlan spent 3 days roasting, soaking & peeling green chilis for an amazing green chili that was rumored to win the "best green chili" award, but when the votes were counted, we were not declared to be the winner.  Better luck next year.

Stonebridge Builders Earns Certified Green Designation

Stonebridge Builders is proud to announce its recent Certified Green Professional (CGP) designation.  Earning the CGP designation has increased Stonebridge Builders ability to design and build green homes that provide buyers with lower energy costs and higher value.  Additionally, the designation increases Stonebridge Builders' ability to incorporate green-building principles into homes without driving up the cost of construction.

Stonebridge Builders Becomes Certified EPA Lead Renovator/Contractor

Stonebridge Builders has earned its accreditation as an Environmental Protection Agency (EPA) Certified Lead Renovator/Contractor. 

To protect against the risks of lead-based paint, the EPA issued a rule aimed at preventing lead poisoning.  Beginning in April 2010, the EPA rule provides that all contractors performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination. 

Completing the certification is a critical step for Stonebridge Builders due to the various renovation projects performed by the company, particularly in historical homes and facilities.  Chris Tolar, President of Stonebridge Builders states, "even though it is relatively clear to most of our clients that historical homes are at a high risk of containing lead-based paint, some clients are not aware that apartment buildings built around 1978, even into the 1980's, may also be at risk of including lead-based paint.  Because we work in both residential and multi-family apartment buildings, we are glad to be able to offer lead-based paint renovation techniques that will protect our clients and in some cases, their tenants."
